Advice On Keeping Monthly Mortgage Payments Low
posted on 10/06/2009
Paying a mortgage can be a pain when it's so high, but it doesn't have to be that way. The amount of your mortgage depends on you, and there are a few things that you can do to make sure that it stays low and affordable every month.
Low Fixed Interest
One of the biggest mistakes that people make when purchasing a home is that they get the wrong kind of interest rate for their home. Many people choose a varied interest rate, thinking that interest rates will drop, and they will benefit from it.
The current housing market is very unstable right now, and it's because of these constantly fluctuating interest rates that mortgage payments can be different each time you pay your mortgage.
With a fixed interest rate, your monthly payment is the same every time. You know exactly how much you have to pay, and you don't have to be concerned that you payments will unexpectedly increase. Just make sure that when you secure a fixed interest rate that it's also a low interest rate.
Own Your Own Property
If you have your house built on property that belongs to you, you don't have to be paying on land that is owned by the mortgage company that owns your home. Owning your own property will keep the entire price of the loan down, making your monthly payments lower than if you didn't own the property yourself.
Put More Money Down
Buying a house is a big commitment, and it often takes a lot of money. Ideally, you should buy a home in cash, but most people can't afford to do that. The next best thing to do is to put down more money upfront.
If you can pay more money, then you have more power in working out your mortgage payments. This practically give you control over how much you want to pay per month. It's essentially, the more money that you put down, the less your monthly payments will be, or you could pay more money for a shorter period of time. The way you decide to work it out is up to you.
Do It Yourself
If you decide to have your house built, you can determine how much you want the builders to do. Of course you should have the builders finish the entire house, but do you want them to paint? Do you want the builders to put in carpet, too?
These traditional additions to your home can be very costly for you in the future, but opting to do these things on your own can save you a lot of money. The cost of the additional services isn't added to the mortgage. Install your own carpet, paint your own walls, and see if there are any other things that you can do yourself or hire someone to do for you. It'll be much cheaper.
